Our Business Model
Swinerton Mass Timber is a bridge between the mass timber manufacturing community and the general contracting community.
As builders, we find a smooth and efficient installation process is entirely dependent upon a pro-active planning process long before a single timber component is fabricated. When we arrive on site, we experience the impact of all decisions made during months of construction detail optimization, virtual coordination, procurement strategy, and logistics. Our approach is intended to provide peace of mind, as we have already built the structure once, virtually, before we lace up our boots and hit the jobsite.
TURNKEY SOLUTIONS
As a specialty Mass Timber EPC partner, we bring to each project a General Contractor’s holistic understanding of construction, coupled with specialized expertise in mass timber structural solutions. We lead the design, engineering, procurement, logistics, and installation process to deliver a turnkey structural frame.
Our success in delivering mass timber projects is achieved through a three-pronged approach, built on in-house expertise:
BUILDING SYSTEMS INTEGRATION
VD&C COORDINATION
STRATEGIC PROCUREMENT
Our experience as a builder allows us to harness the complementary benefits of a mass timber structure to the other building systems, driving a cost-competitive design and successful delivery of the whole building.
We add value through proactive problem solving with consideration for how the structure integrates with the foundation, envelope, MEP services, and drywall; finding cost-saving opportunities at the interface between materials and systems.
As a technology-savvy builder, we have in-house resources to coordinate the virtual design and construction of the entire building. Prefabrication of the timber structure plays an essential role in reducing the amount of field installation for mechanical and electrical scopes experiencing historic labor shortages.
We seize opportunities for prefabrication and shift the bulk of construction to a controlled environment. This reduces uncertainty, improves quality and safety outcomes, and shortens the overall schedule.
We develop and manage complex general construction schedules with a deep understanding of how the delivery of the structure weaves into the overall procurement and construction timeline.
We have extensive knowledge of the mass timber supply chain with relationships regionally and internationally, helping us coordinate the best value procurement package for each project.
